Your build becomes 15-20 written trade scopes, foundation to final grade, each with inclusions, exclusions, allowances, and boundaries with neighboring trades stated on paper.
Vetted Upstate subs price each scope
Named local contractors, license and insurance status on file, price their trades from your actual plans and the written scope, on their own rate sheets.
We level the bids
Every bid is restated against the same scope lines, so inclusions match, allowances match, and the numbers you compare are finally the same product.

Flat fee by plan size: $750 under 2,000 heated sqft, $1,250 for 2,000-4,000, and $2,000+ quoted upfront for larger or complex plans. Rush delivery is +$300, plan-revision re-quotes are $250, and repeat packs on a new lot are $400. Never a percentage of build cost.
About 10 business days from a complete plan set for Starter and Standard packs, around 15 for large or complex plans, and 5 business days with the rush option, subject to queue. Your delivery date is confirmed the same day you send plans.
